이번 공모는 두 사업지를 패키지로 구성해 추진되며, 광교 A17블록은 전국 최초로 ‘지분적립형 분양주택’이 도입되고, 하남교산 A1블록은 PC(프리캐스트 콘크리트) 공법을 적용한 스마트 건설 실증단지로 조성된다.

지분적립형 주택은 적금 붓듯이 수분양자가 저렴한 분양가로 최초 지분 일부(10~25%)만 취득해 거주하면서 20~30년에 걸쳐 나머지 지분을 분할 취득하는 새로운 공공분양 모델이다. 목돈이 부족한 청년·신혼부부 등 무주택자에게 초기 분양가 부담을 낮추고 자산 형성의 기회를 제공한다는 점에서 공공주택 정책의 패러다임 전환으로 주목받고 있다.
